All Seasons Philipburn is a haven unlike most. Enter our gateway and find a high quality venue which is big enough to matter but small enough to care. Family run, we have 20 letting rooms, a restaurant with delicious food, a bar open to the public and of course a large range and variety of drinks. Our large function room and beautifully manicured gardens are perfect for weddings of up to 200 guests.
We have a saying at the Philipburn to describe the peace and quiet – “silence broken only by the sheep!” Having come under new ownership and management in 2023, you will find a stylish country house but in modern surroundings and sporting new technology to help make your stay smooth and memorable. We are green too! We have two fully electric minibuses and a fully registered taxi service to bring guests to us and take them home again afterwards.
All Seasons Philipburn is unashamedly a small family run business which caters for guests looking for peace and quiet. No buzzing city razmatazz here – we are in the country and our aim is to provide peaceful surroundings where people can enjoy peace and quiet and good food. All dining at All Seasons Philipburn is by booking and pre-order. This enables us to provide a high standard of dining, including breakfast, to our guests and at the same time supporting tourist sustainability for which we have an award. Wastage is minimised but we have to know in advance what our guests want.
We are perfect for groups requiring to go on a retreat and couples looking for a haven to enjoy their own company. Above all, we close in the evening when the guests have finished dining and drinking!

Rooms & Suites
Our 20 guest bedrooms are all different and many have unique features but above all we can offer you space and comfort with a range of rooms to suit every choice and pocket including family rooms. Some rooms all offer “that little bit extra” all of which is designed to create a “home from home” environment. You won’t want to leave!
Our rooms are constantly updated and maintained. There is a rolling programme of bringing in new facilities and the most modern technology to help us to run it. In fact tailor your stay the way you want it – perhaps with a bottle of bubbly awaiting your arrival, fruit and chocolates in the room or plans for a special dinner to make that weekend away a really romantic occasion. The sky is the limit and bounded only by your own imagination. Let us know in advance what you want and we will do our best to provide it for you.
But don’t just think that we are there just for fancy stays and dining. In addition we pride ourselves on providing a haven for our corporate guests. All Seasons Philipburn is perfect for working people who need a place to have a good meal, a decent night’s sleep with a perfect send off to work in the morning after our flagship hearty and timely breakfast. At the Philipburn, we realise that there are all sorts of tastes when it comes to food and drink. No one can be all things to all men but we have a good try! Our elegant restaurant The Three Cairns is well known for its dining and we can always arrange a special menu to meet your own tastes – our chef is at your disposal for that important private dinner party. Our wine list is being designed to meet the tastes of wine connoisseurs world-wide.
Our recent innovation of Bar 1751, so named after the year the hotel was originally built, now sports several cosy areas for our guests to drink where you can even bring your dog.
Of course we are able to cater for large events like annual dinners, weddings and other functions in our function room. Every event gets full personal attention from the management.
THE PERFECT GETAWAY
Events & Excursions
For people who want to get away from it all, All Seasons Philipburn will tick your boxes. It is not all about peace and quiet – you need something to entertain and occupy the mind when you are at leisure. With this in mind we offer the opportunity to go off on excursions in our hotel minibus, either in groups or individually. We can take up to 8 passengers in one vehicle.
At the Philipburn we are constantly looking around to create plans for potential trips out and places to visit, perhaps Bamburgh Castle, an amazing venue, the holy island of Lindisfarne or Rosslyn Chapel between Selkirk and Edinburgh – or just design your own day out and we can provide you with a vehicle and a driver – and we are fully licensed by the Scottish Borders Council.
We also aim to promote events like Murder Mystery evenings, celebrity evenings and so forth. Come to one of our events and combine it with a promotional overnight package.
YOUR PERFECT DAY
Weddings
Southern Scotland is well known for its weddings, often providing havens for eloping couples to get married. Well you could not choose a more idyllic environment than the Philipburn. Ceremonies are conducted under the “pavilion”, followed when the weather is fine by drinks and canapés in the lovely gardens. Choose your own menu to suit your pocket in our function room for 200 guests!
All of this can be managed with our owner-directors so no need to worry about forgetting anything. You will get the best attention available. Of course we can offer accommodation as well and help you mount the wedding party to die for in the evening. Our taxi can bring your guests in and take them home again so having that extra drink is no problem. We offer a variety of wedding packages to suit every occasion and pocket. GREEN TOURISM
Green Practices & Environment
It’s BEST when we look after our environment. We are proud at All Seasons Philipburn with our record striving to be as green as possible and still meet our guests needs. We believe our commitment to our guests and our dedication to be green can complement one another. Even our hotel vehicles are all electric.
Our key aims are :
- To minimise the use of non-renewable and environmentally damaging resources.
- To maximise recycling including – glass, cans, paper and cardboard, batteries, print cartridges and toners.
- Surplus furniture is donated to charity where possible. To increase awareness of environmental issues among staff and guests.
- Our food waste is separated for recycling purposes.
- We harvest rainwater for use in the grounds and gardens.
- We are pleased to announce that we have been awarded a REST sustainability certificate.
Offers
Needless to say the best deals for rooms will be found on our website or by telephoning the hotel direct. We can offer booking with cancellation up to the eleventh hour or cheaper packages booked in advance on a non-cancellable basis. Check with our reception. In addition we offer room at concessionary rates within our events packages so look out for what is coming and grab those deals while you can!

All Seasons Cars
You will not find many hotels which have a licensed private hire car service within the body of the hotel. All Seasons Cars was conceived especially to encourage re-growth in the licensed trade to help people come and enjoy their local bars by no longer worrying about drinking and driving, nor “will there be a taxi to get us home again at closing time?” So whether it is a taxi to the station, into town for dinner, to take guests to a wedding or collect from and return to the airport, just ask at reception. Our service is open to the general public, not just hotel guests. Moreover, our vehicles are all electric so helping to keep the local environment clean.
Our special “group transport” plan aims to maximise passenger transportation by sharing trips and therefore the costs. No problem with a round-robin to take everyone home.

The Scottish Borders are under-rated. In fact although they look sleepy, there is a lot going on under the surface. Our managers double as concierges and will be delighted to help you discover the region and places to explore and visit.
Loyalty Scheme
Our loyalty is open to everyone. As it sounds it is there to enable customer to accumulate points against future spending. In particular persons with an address within a 10 mile radius of All Seasons Philipburn will be entitled to a local member standard discount of 6% on all spending at the hotel. Higher levels of discount are available depending on status and also spending. Free wifi available to members.
Loyalty club members will join the cashless economy as all their purchases will be via their loyalty account which they will top up as and when they wish.
Great place and great food! As a family we visited the Philipburn for a birthday meal. We could not fault our experience from start to finish. The standard of service was first class, the quality of food was impressive and the attention to detail for customer service was amazing. All this coupled with the ambiance and atmosphere of the dining room made it a rather special birthday meal.
